Dan, along with his brother, farm around 5,000 acres of land. Dan assists our clients in understanding and participating in the most lucrative government payment programs. These government programs are complex and change annually. Dan studies each individual farm to determine which crops work best on each unique soil type. Dan then works with the operator in crop selection, fertilizer and chemical application and soil testing. He also has knowledge on who the best farm operators are, and makes sure that our clients receive the best. Dan then helps in obtaining a fair management contract between the landowner and the operator. These contracts can cover complex issues like irrigation cost participation and cost share on land improvements. Dan’s knowledge also carries into the current acreage cash rental, ensuring the absentee landowner receives a fair deal. Crop marketing is also a very complicated facet of agribusiness on which our team is versed. While no one can consistently predict crop prices, Dan has developed strategies that attempt to limit some of the risks in price fluctuation and unpredictable growing seasons.

The other half of the management team, owner Jim Bucher, has been a practicing CPA for close to forty years. Jim's office and tax skills provide our management clients with an accounting system that clearly indicates how their assets are being managed. Rain Maker Real Estate establishes a separate bank account for each individual client. Bills are paid, crop proceeds deposited and the bank statement reconciled every month. A detailed ledger is kept allowing the owner to quickly see where the money is being spent and the source of the money deposited. Clear reports are created and fit easily into a tax return document prepared by Rain Maker Real Estate. However, Rain Maker Real Estate is in the management business, and does not prepare actual tax returns. Many tax questions can be answered, but all information provided should be discussed with client's tax preparers for a final determination.

Over the past decade, thousands of migrating ducks and geese have started concentrating the migration stays in the Missouri Bootheel. Not only are ducks and geese here in greater numbers, they are staying longer. Many of the ducks that made Arkansas famous, are now spending their winters with us. Increased rice production and milder winters have contributed to this great opportunity.

Rain Maker Real Estate has developed a great working relationship with a local waterfowl development expert, Mickey Heitmeyer. Mikey has his Phd in waterfowl management, and his work in waterfowl consulting has made him a leading authority on a national scale.
